Prior to Covid-19, the housing market revolved around viewings. Since the lockdown was lifted, viewings are now permitted, for those that are not in the vulnerable category. The government guidance to date, is that first viewings, wherever possible should be done virtually.
We are constantly in touch with estate agents to understand how the housing market is evolving. Since the housing lockdown has been lifted, it's evident that some sellers and buyers remain reluctant about allowing strangers in their homes to conduct viewings.
Based on 2019 data, the average number of viewings it takes to secure an offer on a home was 19 (up from 11 in 2015). This begs the question:
as a seller, are you willing to have 19 or so viewings in order to secure a sale at this current time?
Remember, your home needs to stand out for the very best reasons as there are many other homes competing with yours!
Reducing viewings
There's a number of things you can do to reduce the number of viewings:
Ensure that your home shows at its absolute best. Know and understand the competition and be sure that you're property stands out for the right reasons.
Capture the quality of your home using professional property images. These will elevate your marketing material.
Create a 3D 360 Virtual Tour of your home. This way all buyers can look at every detail in your home from the comfort and safety of their own home, night or day. Again this will elevate your marketing material.
#OnTheMarket, one of the on-line property portals, has just launched new functionality so that buyers can filter their results to prioritise homes with virtual viewings. So its now more important than ever that your home stands out for the right reasons and is available virtually for your buyers to peruse at their leisure.
